Godwin Developments: Property developer agrees sale of a residential scheme in Doncaster to Places for People

Property development business Godwin Developments is pleased to announce that it has reached an agreement for the sale of its consented scheme of up to 60 family homes in Doncaster to the leading UK placemaker and social enterprise Places for People.

Situated on Watch House Lane in Bentley, a popular area to the north of the town centre, the development will transform this long-disused brownfield site into a new community of contemporary two and three-bedroom homes, benefitting also from private outdoor space, EV charging provision, and shared green spaces. Situated close to Bentley train station, the development will be well-positioned for commuters into Doncaster, and will benefit from easy access to a variety of amenities such as shops and schools.

The development was designed by Godwin to cater to the rising needs of families looking for good quality homes in the area.

Places for People intends to commence construction in the spring of 2024, and when completed, the properties will be made available to new residents as either affordable or shared ownership tenures.

Northumberland Living: Alnwick Development Funding Complete

We are delighted to update you that Northumberland Living Developments have raised sufficient funds for the refurbishment of the Ravensmount Care Home, Alwnick

The Northumberland Living team had hoped to be on-site in late Summer/Autumn 2023, however, due to various delays and issues with regard to the legals and solicitors, this has taken longer than anticipated, with completion now imminent.

Some of the main obstacles were around an overage for the Duke of Northumberland, and the previous owner not obtaining the correct planning and building regulation approval. However, we are happy to say this has now been resolved, with Northumberland Living's new lawyer currently reviewing the contracts in the hope they can conclude next week.

The team have not, however, been waiting patiently during this extended period, and this has allowed them some time with the project architects and planning consultants to value engineer the project and improve the overall design and layouts.

They have added a roof terrace and some fabulous features for the penthouses, which we are excited to share with you in due course! William Jackson (Director) has also planned a workshop on-site to manufacture their own windows, soffits and fascias thanks to the team of expert joiners, this will cut down the usual order times of 12-16 weeks and gain back some time on the project.

Northumberland Living has many ideas and plans to ensure they keep to the construction schedule and will get moving at pace as soon as the motivated team has the go-ahead to start work on site.

The Company is also in advanced discussions around the eventual sale of the Northumberland Luxury Stays portfolio, which will include Alwnick, with a hospitality company, which would be a three-year deal but with contracts and the future purchase concluded in the next 12-16 weeks.

We are delighted for both the Company and investors that they will have the exit strategy defined so early in the project.

Godwin Developments lands a 54-acre Industrial & Logistics site in Daventry

UK property developer Godwin Developments has announced it has exchanged contracts with a consortium of landowners on a 54-acre site in Daventry, which it intends to transform into a high-quality, sustainability-led employment hub.

The site – known as ‘South East Gateway’ – benefits from an existing allocation of 32 acres in the Daventry Local Plan for industrial, logistics and business uses. It is well positioned off the A45 London Road at the southeastern entry point into the town, next to similar uses, and offers quick access to the M1 Junction 16 which lies only 6 miles away.

South East Gateway reflects Godwin’s core I&L strategy of securing prime sites situated in close proximity to key motorway and A road networks, where supply is constricted and there is clear, unsatisfied occupier demand. The business is targeting the delivery of modern, best-in-class institutional-grade assets, built to the highest ESG standards that incorporate green spaces, biodiversity and social value principles from their inception.
