Clarion Invest Site Visit with Northumberland Living (West Chevington Farm)

In October, senior directors of Clarion Invest met with the management and development team of Northumberland Living at their West Chevington Farm development. This was a greatly informative visit and gave the company a clear understanding of the full development roadmap.

West Chevington Farm is a brand-new development of sustainable and environmentally friendly built luxury homes, situated on a National Heritage listed Georgian-era Farm in Northumberland.

The estate comprises 17 stunning and meticulously planned houses, all on generously sized plots, complimented by landscaped community spaces and car-friendly access.

There is a total of 9 barns and 8 purpose built homes. The area has been largely untouched and is a comfortable and friendly community, located 8 miles from Morpeth and 3 miles from the picturesque Druridge Bay.

All of the homes have been designed to accommodate a garage, generously sized rooms, efficient underfloor heating and a mixture of luxury, contemporary and heritage finishes.

Contemporary in design, the properties comprise generous open-plan living areas range from 1,500 to 2,700 square footage, complete with skylights, sun-rooms, bi-fold doors, balconies, contemporary courtyards, water features and beautifully landscaped walkways.

Company director Jason St Pierre met with site developer and owner William Jackson who gave a very comprehensive insight into the development works, phase completion and ongoing plans for the project.

Jason was fortunate enough to be able to stay for the weekend in the development show unit. This gave a up-close experience of the properties and their interior finishing.

Greatlook, a North East-based interior design company, has created a range of bespoke furniture and interior looks for West Chevington Farm. The properties boast stunning open-plan living areas, functional kitchens, luxury bathrooms and sanctuary like bedrooms with a blended aesthetic of classic looks with contemporary twists and conveniences.

Currently the development has constructed and completed the first phase of the project with properties having already been sold. The second and third development phases are now underway.

Northumberland Living (trading as Genesis One Ltd) has just announced it’s latest round of investment funding to further expand on the development footprint. With the addition of Phase 3, an adjoining piece of land to construct three holiday homes, a farm shop, micro pub, café and leisure facilities to service local residents and visitors.

The project gross development value is projected in excess of £12.9million.

Overall the site visit was very informative. We were made to feel very comfortable by the developers and were given a clear explanation of how the West Chevington Farm site is set to roll out.

Clarion Invest Site Visit with HJCollection

Earlier this month the Clarion Team met with senior management of UK property developer HJCollection. Clarion Director Jason St Pierre and HJC Head of Distribution Luke De Stefano discuss the company’s long term business plan as they visit one of their current commercial to residential property developments in Braintree, Essex.

HJ Collection is a nationwide developer with it’s own professionally developed property portfolio.

The company’s aim is to be as informative, transparent and insightful as possible. To ensure that investors know where they invest but also how they do it. The company provides in-depth analysis on location and build specifications for all of their live projects.

Luke was incredibly knowledgeable and provided a very comprehensive vision of the company’s longer term objectives and how HJ Collection works to serve the demand of providing strong growth to clients in a turbulent market.

The company’s key successes have been in conversion of ex commercial properties to residential apartment accommodations. This has been incredibly profitable for the company and has lead to many successfully completed projects.

Earlier this year HJC along with the development partners Empire Property Concepts completed the development of The Courtyard.

The Courtyard is a brand-new residential development offering modern living in a quiet private gated complex in the centre of the Hertfordshire market town of Bishop’s Stortford.

As the result of a multi-million-pound office conversion scheme, the three-storey property was completely redeveloped. The new development will be a welcome addition to the area, providing 24 luxury one and two-bedroom apartments.

The Courtyard development was purchased at £2.6million with £1.6million of development costs. This provided 24 residential units at a gross development valuation of £6.2million (approximately 33% investment uplift).

In February of this year the company also announced completion of over £5million returned to investors across the company’s portfolio.

The Braintree site is again another commercial conversion to residential units. A tried and tested method for the developer.

On the back of their impressive success the company was recently recognised and shortlisted for The Residential Property Awards in the Best Newcomer category. This is a testiment to their professional care and execution of each and every development under their portfolio.

All in all the visit was very informative and gave the Clarion team a lot of comfort in the company’s abilities. The management team and board have a vast experience in the market and have made their mark.
